Letting Services:
We arrange everything from marketing your property and sourcing tenants through to drawing up contracts, rent collections and rent reviews allowing you total peace of mind and reliable rental income for as long you are in the letting market.
Sales:
Our sales team is led by an NAEA (National Association of Estate Agents) qualified team leader. From taking professional photographs to finding the right buyer for your property, we take every step to expose your property to wider audiences and make sure smooth transaction of the property sale.
Management:
We manage properties for local and overseas landlords; from small studio flat to block of flats. Our management services include rent collection, quarterly accounting and direct debit payment of cleared funds and inspection of your property regularly giving you reassurance that your property remains in good condition for future rentals.
We inform all the utility companies the change of tenants with new readings where necessary for all our managed properties, also the council will be notified.
Property Maintenance:
We can assist you with all aspects of property maintenance and repairs from painting and decorating, boiler repairs and replacements, gutters and roof works, extensions etc. Our dedicated team will do the job for you; once you agreed with our quotation, we will carry out the work accordingly.
Energy Performance Certificate (EPC)
Landlords are required by law to provide an Energy Performance Certificate (EPC) for all rented property with new tenants and it is best practice not to market your property until this has been ordered. The EPC gives prospective tenants information on the energy efficiency and carbon emissions of a property.

Gas Certificate:
It is a legal requirement that the gas supply and any appliances provided by the landlord are checked annually by a GAS SAFE registered gas installer and a Landlords Gas Safety Certificate is issued. Your tenant cannot move in until this has been provided.
We also recommend that you ensure the electrical supply and all electrical appliances are safe and tested by a qualified electrician.

Inventory/Check in:
An inventory/check in report forms a vital part of the tenancy agreement between a landlord and a tenant. It provides both parties with a detailed and accurate record of the property to rent, detailing the condition and content of the property's interior, fixtures, fittings and furnishings prior to occupation. This is particularly important in respect of government regulations for the Tenant Deposit scheme.
Cleaning:
We understand how important it is to have the property professionally cleaned before a new tenancy begins. We provide excellent end of tenancy cleaning service, including carpet cleaning for landlords and tenants. When tenants vacate the property, you will need the help of professional cleaners.
